The Land Records Updating Programme (LRUP) was introduced in 2017 to cleanse and streamline existing land records, ensuring greater transparency and efficiency in land administration in Telangana. It aims to facilitate more accurate and secure processes for land transactions, including registration, inheritance rights, and mutation procedures. This paper focuses on the Land Record Updating Program (LRUP), with special reference to the Dharani portal, and consists of an Introduction, Research question, Objectives, Research methodology, discussion and analysis, results, conclusions, and a way forward. The paper critically evaluates the performance of the Dharani portal at the grassroots level and its shortcomings, which affect pattadars, including discrepancies in land records, exclusion from agricultural welfare schemes, and limited access to credit facilities. It also analyses the reasons for the establishment of a new portal, Bhubharati, under the Record of Rights (ROR) Act 2025
