605 Church Street is a .485 acre lot in Chapel Hill’s Northside neighborhood. Once the home to the Church of God of Prophecy, it is now an empty lot owned by the Marian Cheek Jackson Center. Along with community input, the Jackson Center has identified the location of the lot as ideal for an eldercare facility. The neighborhood's residents are aging and facing the choice of leaving their community behind to pay for eldercare or staying in their home and risking going without. Eldercare costs also continue to rise, making existing formal options out of reach for the community. This report analyzes the need for eldercare in the Northside neighborhood, the limitations for the site dictated through the Town of Chapel Hill’s Code of Ordinances and the Northside Design Guidelines, presents three options for possible site layouts with varying square footage, and provides two options for the layout of the site with affordable housing onsite. The recommended option is to construct the largest square footage to maximize the number of participants, as well as construct a duplex at the rear of the site to maximize the number of affordable units.
