Statement of the problem. The issues of applicability of categories of technical condition of building structures to the actual assessment of the technical condition of building structures of buildings and structures in use require alignment with the understanding of mechanical safety, the risk of accidents and the level of reduction in load-bearing capacity. Results. For the category of the technical condition of "emergency", an analysis of definitions from various regulatory and technical documents was carried out. A comparison of the categories of technical condition of building structures of residential buildings, numerical values of a residual load-bearing capacity of load-bearing building structures, their physical wear and the level of technical risk of an accident caused by the collapse of the structure due to the loss of part of the load-bearing capacity was carried out. Conclusions. It is shown that when conducting technical surveys of buildings and structures, it is possible to limit oneself to three main categories of technical condition: operational, limited-operable and emergency. At the same time, for each category of technical condition, the area of the most probable values of the received loads is shown.
