Abstract

都市再開発による土地利用の転換は、地域の人口構成や高齢化の進行に大きな影響を与える可能性がある。本研究は、2006年から2021年にかけて東京都区部における土地利用の転換と年齢構成および高齢化率の変化との関係を分析した。用途別建物構成比に基づくクラスタ分析を行い、土地利用の類型とその時間的推移を特定するとともに、土地利用転換パターンと年齢構成タイプ、および人口構造の包括的な安定性指数との対応関係について検討を行った。多世帯住宅への転換が進む地区では年齢構成が維持または若返る傾向がある一方、単一の住宅用途が維持される地区では高齢化率が上昇することが明らかになった。さらに、混合用途の地区は一般に人口構成の安定性が高く、住宅の更新と多様な土地利用の組み合わせが人口の回復力に寄与していることを示していることが明らかになった。
