These studies assess the benefits and extent of Property Management System (PMS) usage on revenue creation in selected hotels in Lagos State, Nigeria. The hospitality sector in Lagos encounters fierce competition and operational difficulties, requiring the implementation of contemporary management technologies to enhance financial results. The study was directed by two specific objectives: to identify the advantages obtained from PMS and to evaluate the extent of PMS utilization for revenue creation. A multi-stage sample method was utilized to choose 254 hotels from four Local Government Areas: Ikeja, Alimosho, Ojo, and Eti-Osa. Data were gathered from hotel staff using standardized questionnaires and evaluated using descriptive statistics (mean scores, rankings, and percentages) as well as inferential statistics (Pearson Product Moment Correlation). The results indicated that "Better Financial Tracking and Reporting" (Mean = 1.71) was the most substantial advantage reported by respondents, underscoring the system's contribution to improved accountability. Regarding utilization, "Easy Hotel Check-in/Check-out" (Mean = 1.55) was the most utilized tool, succeeded by guest data management. The study classified the overall utilization level as primarily low (51.6%), signifying that more than half of the surveyed hotels are not currently employing sophisticated revenue management tools such as predictive analytics or dynamic pricing. System downtime (Mean = 1.05) was recognized as the most significant technical obstacle impeding successful utilization. Correlation study revealed a substantial positive association between the advantages obtained from PMS and the degree of utilization (r=0.388, p=0.000), indicating that as hotel management recognizes higher benefits, the intensity of usage escalates. The study determined that although PMS is extensively employed for fundamental operational functions, its capacity as a strategic revenue-generating instrument is yet insufficiently leveraged. Hotel managers and PMS developers should prioritize enhancing technical infrastructure to minimize downtime and offer specialized training to facilitate staff advancement from basic front-office operations to advanced, data-driven revenue management.
